A fixed-rate mortgage locks in your interest rate for a set period (usually 2, 3 or 5 years), giving you certainty about your monthly payments. Absolutely. Self-employed applicants can and do get mortgages every day. Lenders typically require two years of accounts or tax returns (SA302s) to assess income. Some specialist lenders accept just one year. We work with many lenders who are sympathetic to self-employed applicants.
An Agreement in Principle (AIP), also called a Decision in Principle, is a statement from a lender indicating how much they may be willing to lend you, subject to a full application. Equity release allows homeowners aged 55+ to access some of the value tied up in their property, either as a lump sum or regular payments, without having to sell or move out. The most common type is a lifetime mortgage. This is a complex area and we'd always recommend a thorough, personalised consultation before proceeding.
Yes — you'll need a conveyancing solicitor or licensed conveyancer to handle the legal side of the transaction, including searches, contracts and the transfer of ownership. We can refer you to trusted local solicitors in South Wales and the West Country if you need one.
